Oh, how Rachel rocks. The Air America station in LA moved her from 7-9pm to late nite to bring in a local guy who has a mostly non-political show. It’s such a bummer not to hear her any more. She’s extremely sharp

I like the way she explains things, and how she is human and shares part of her life, but also really does tell a lot of information. I listen to a TON of liberal radio, but I get most of my news from her. I like a lot of her interviews but not always her interview style.

Something that was said in the comments about the effects of foreclosure needs to be clarified.
In California, Section 580b of the Code of Civil Procedure makes purchase money loans secured by 1-4 unit residential properties non-recourse as a matter of law. The lender can grab the property, but it can’t go after the borrower for the deficiency if the sale proceeds are less than the outstanding balance plus the expenses of sale.
Note that “purchase money” definitely doesn’t apply to HELOCs, and may not apply to refis if the amount of the refi is greater than the outstanding balance of the original purchase money note.

In general, XM content that it originates is commercial free. Content that they get from other providers will have the same breaks as it has on the original feed, but XM will substitute XM promos for the originator’s commercials. HTH.
I don’t do commercials unless trapped in a car without a CD player.

Who would respond to criticism from the Club for Growth by calling the conservative, free-market campaign organization the “Club for Greed”? That sounds like Howard Dean, Dennis Kucinich or John Edwards, all Democrats preaching the class struggle. In fact, the rejoinder comes from Mike Huckabee, who has broken out of the pack of second-tier Republican presidential candidates to become a serious contender — definitely in Iowa and perhaps nationally.
Huckabee is campaigning as a conservative, but serious Republicans know that he is a high-tax, protectionist advocate of big government and a strong hand in the Oval Office directing the lives of Americans. Until now, they did not bother to expose the former governor of Arkansas as a false conservative because he seemed an underfunded, unknown nuisance candidate. Now that he has pulled even with Mitt Romney for the Iowa caucuses and might make more progress, the beleaguered Republican Party has a frightening problem.

We don’t get MSNBC or Faux. My wife watches Stewart, Colbert, the local news and the first fifteen minutes of Leno. I watch C-SPAN, Democracy Now on the laptop, and some of the stuff she watches. I watch about 15 hours of sports per year, except when the Olympic years happen. Then it goes way, way up.

The impression I have from what little I’ve read is that the problem in that case is nothing more than sloppy paperwork, and when that problem is cured the foreclosures will proceed.
In a typical securitization, if the paperwork is done correctly there is no doubt who owns the underlying loans; it’s the securitization trust, which buys the loans from the originators. The underlying loans don’t get sliced and diced. Rather, the trust issues multiple classes of securities, each class with a different priority claim on the assets of the trust and therefore a different risk/return profile, and uses the proceeds of the issuance of those securities to buy the underlying loans. What paperwork needs to be done to perfect the trust’s interest in the underlying loan and its rights in the collateral varies from state to state.

I think this qualifies as a good working definition of chutzpah.

Up very early this morning — I have to go get “installed” in ambulatory surgery in about a half hour – the weather is chilly and rainy here, but no snow. They are predicting sleet/freezing rain “wintry mix” (I like that – “I’d like some wintry mix please – and don’t forget the nuts”).
